AVCS has been a prominent Almaden Valley Non-Profit for over 29 years. We provide counseling services to Children, Youths, Teens, Adults, Individuals, Couples and Families with a sliding scale fee schedule. In addition, we provide counseling services to 15 area schools, elementary, middle and high schools. We offer Parenting and Co-Parenting Classes and other Community Outreach Services.

I continue to closely monitor Almdaden Valley and Santa Clara Valley home values and lending trends.

Banks have now switched to requiring that they order your appraisal regardless of whether it is a refinance or purchase. This is one example of how complex mortgages are now to obtain.

Almaden continues to be one of the lowest foreclosure communities in Santa Clara County.

Although values have dropped substantially in the past 24 months, values appear to be stabilizing.

Lenders have begun to offer larger loan amounts again (slowly coming back), and the fixed rates and adjustable rates have been very low this year. Interest only loans (particulary on loans to $729,750) have also become competitive again.

The predominate program choice for Almaden residents has remained the 30 year fixed due to its stability and simplicity.

Kyani, which means strong medicine in Native Alaska, is a company looking to distribute information on a health beverage to people with Diabetes. One in ten Latinos have diabetes and they are the largest demographic in the world. The company has only been in the Bay Area for only 1 year and would like to hold a free 20 -30 minute seminar raising awareness that there are non-medical solutions to this terrible disease.
